2026 State of the Community: Key Updates and What’s Ahead

A look at this year’s progress, ongoing common-area work, governing documents, reserve planning, and the meetings ahead.

The 2026 State of the Community letter shares what Carrollton Lakes has accomplished, what is still underway, and where we need to focus next. Read the full letter.

Keeping neighbors connected

Our community website, monthly President’s Corner, newsletters, social reminders, and virtual board meetings help neighbors stay informed. Cora is active on the website and is continuing to improve. Please use the Homeowner Portal for personal account questions, payments, and architectural submissions. Read “Keeping Neighbors Connected” on page 1.

Common areas and waterbodies

The Lake Gemma stormwater pond fountain was repaired and reinstalled, Lake Heather shoreline treatment resumed, and Lake Gemma received final Adopt-A-Pond approval. County planning and future planting activities are next. Electrical repairs remain underway. The approved Lake Heather Drive irrigation enclosure is awaiting installation, while entrance landscaping and lighting proposals remain under review. Read the common-area update on pages 1–2.

Governing documents and voting

We’re working with our attorney through the state’s revitalization process. A separate packet will provide meeting details, proxies, voting instructions, and a return deadline. Please mail your proxy promptly when it arrives, even if you plan to attend. Electronic voting has been authorized for eligible HOA matters, but it will not be used for the revitalization vote. Architectural guideline revisions remain on hold. Read “Governing Documents and Voting” on page 2.

Reserves and assessments

Our first comprehensive reserve study identifies a longstanding funding gap for future major repairs and replacements. An increase in regular annual assessments is planned for 2027; the amount is still being determined. Gradually building reserves is intended to reduce the likelihood of a special assessment. Whether one will be needed, and for how much, depends on further evaluation and repair costs. Read “Preparing for Future Costs” on pages 2–3.
