Projects, changes & requests

How do I get approval for exterior changes to my home?

Anything visible from the street — paint, fences, roofs, additions, major landscaping — needs an ARC (Architectural Review Committee) request before work begins. Requests are submitted through the Homeowner Portal. Approval takes approximately 30 days, though the committee often approves faster depending on whether any additional information is needed.

Who maintains the lakes, entrances, and park?

Common areas — including Lake Heather and the other waterbodies, entrances, and the park — are maintained by the association, with day-to-day vendor coordination handled by Ocean Blue. A contracted vendor handles waterbody treatments. Direct aquatics concerns, including algae or debris, to the board and Ocean Blue.

There's an alligator in the lake — who do I call?

Call the Florida Fish and Wildlife Conservation Commission's Nuisance Alligator Hotline at 866-FWC-GATOR (866-392-4286). They dispatch a licensed trapper when an alligator poses a threat. Never feed or approach an alligator, and keep pets away from the water's edge.

What amenities does Carrollton Lakes have? Is there a pool or clubhouse?

The speed limit is 25 MPH. Driving at 15 MPH is recommended for a community of our size; that recommendation does not change the 25 MPH speed limit.

Can I set off fireworks on holidays or other days?

Florida Statutes section 791.08 provides a fireworks-use exemption on January 1 (New Year's Day), July 4 (Independence Day), and December 31 (New Year's Eve). That exemption does not supersede local regulations or fireworks prohibitions in legally executed, properly recorded HOA covenants. The statute also says an HOA board may not create rules that abrogate a homeowner's fireworks-use rights on designated holidays or under general law. Other days are not covered by this holiday exemption; other legal exemptions may apply. This is not blanket permission to use fireworks in Carrollton Lakes: check the governing documents in the Homeowner Portal and ask Ocean Blue about community restrictions. Cora cannot confirm an unverified HOA restriction or a current local ban.
