Adopt-A-Pond application progress, Lake Heather planning, reserve study updates, and more.
Meeting Link Correction
I made a mistake in the August meeting notice and included an incorrect Google Meet link that did not match the calendar event. The issue is fixed. The correct link going forward is meet.google.com/czh-eujr-grf.
Since our August 20 board meeting, several projects have moved from planning into their next stages. Here is where things stand.
Adopt-A-Pond Application Moving Forward
We have collected the required resident signatures for the Adopt-A-Pond application. We are now preparing the application package for submission to Hillsborough County Environmental. Thank you to the residents who helped complete this important step.
Lake Heather Management Work
The Board has been working through access and treatment logistics for Lake Heather under the approved environmental permit. Additional access options have been coordinated, and we are reviewing the management approach and service options so the work can be carried out effectively and within the permitted scope.
Reserve Study Enters Its Next Phase
The reserve-study contract has been completed, and the on-site assessment is being scheduled. The study will give the Board a professional evaluation of our shared assets and help guide long-term maintenance and replacement planning.
Park Lighting Update
Recent electrical work addressed a recurring problem with the park lighting. One fixture was repaired, while another installation remains disconnected after the electrician determined that it did not meet current safety requirements. We are reviewing appropriate replacement options. Lighting for inside the gazebo is also being installed.
Renewing and Modernizing Our Governing Documents
Preparatory work is underway to assemble the homeowner information package required for renewing and modernizing our governing documents. Nothing is being requested from homeowners yet. The Board will review the materials before the package and instructions are distributed to the community.
Electronic Voting Update
Electronic voting is still being set up and is not yet active for homeowner votes. The Board will reconsider the formal authorization at the September meeting after providing the required notice. We will send enrollment information once both the authorization process and system setup are complete.
Financial Snapshot
The July financial report showed that expenses remain controlled, the Association is operating under budget year to date, and reserves continue to grow. This gives us a solid foundation as we plan for upcoming maintenance needs.
